Focus on Sales and Marketing to Succeed in real Estate

Sales and Marketing are the most important aspects of your real estate business.

Creating a website, getting business cards, talking to other investors, read blogs, and many other things, although may seem important will not get your business off the ground.

Many people that are starting usually focus on other things, and don’t realize that if you don’t close a deal you will never make any money, and sooner or later they quit. You must do sales and marketing all the time on a regular basis to succeed in real estate

Taking courses are important, but you only need classes that are relevant to what your main strategy is, and nothing else.

Try to keep as much of your hard earn cash and invested in sales and marketing.

Fist before anything else, have a budget plan, how much you can spend a week, $250, $500, or more. Once you have your budget you can start sending postcards, yellow letters, or formal letters. My suggestions is to set up a budget that you can keep on a weekly basis for at least 3 months.

As an example, if your budget is $1000 a month, don’t spend all the money at once, divide your budget by 4 ($1000/4 = $250), to have a weekly goal. This will help you get every week a constant amount of calls, so you are getting use to talking to sellers.

Regardless of the method that you choose, consistency is the key. You have to find new leads and do your marketing every week.

If you want to be a successful investor you have to focus on sales

First Set a goal of  calls and appointments you need every week

Then keep track of 1) number of calls you make every day, and 2) number of appointments you schedule a day, and at the end of the week add them up to see if you met your goals

By doing this you can see your progress.

Don’t be afraid of returning the calls timely. If you can answer them live or at least let them go to voicemail and call them during the lunch break or at night.

By doing this on a regular basis, you will soon be able to find a deal that makes sense and start earning cash
